A useful site survey separates what was observed from what still needs confirmation. Give every fence section and issue a stable ID so the same record can move from the field walk to measurement, specification, quotation and installation review.
1. Define the job before the walk
Record the project name, date, surveyor, drawing revision and intended fence role. Mark whether each line is a secure perimeter, permanent subdivision, temporary division or controlled access point. Also record the livestock species and groups the system is expected to manage.
2. Divide the route into recordable sections
Start a new section at a corner, gate, change in direction, steep grade, soil or moisture change, water feature, existing-fence interface or other condition that could change the design or work method. Give each marker a unique ID and show it on a plan view.
- Endpoints: marker IDs, coordinates or another agreed location reference.
- Measurement status: measured, estimated or not yet accessible—never merge these into one total.
- Fence role: perimeter, subdivision, temporary line or opening.
- Interfaces: corners, ends, gates, existing fence, buildings, roads, water, power or other infrastructure.
- Evidence: photo number, direction of view and the issue shown.
3. Record site conditions, not design guesses
Ground and route
- Slope and abrupt grade changes
- Visible rock or shallow-bedrock indicators
- Soft, wet or unstable areas
- Erosion, gullies and drainage paths
- Streams, water gaps or flood evidence
- Trees, limbs, brush and clearing limits
Use and access
- Livestock travel and pressure points
- Gate and lane locations
- Largest vehicle or implement route
- Construction and maintenance access
- Existing fences and structures
- Water, shade, power and sensitive areas
These observations are inputs for the responsible designer, installer or supplier. Do not turn a visual clue—such as exposed rock or standing water—into an unsupported post, bracing, drainage or crossing specification.
4. Use a photo and issue register
Take one overview photo in each travel direction at every route change, then add a close-up for any constraint. The photo register should connect the image to the route rather than leave a folder of unnamed pictures.
5. Stop and escalate unresolved constraints
Record the constraint, isolate it from the measured total if necessary, name who must resolve it and keep the route revision open. A previous fence line or an old map is not, by itself, a legal boundary determination.
6. Prepare the handoff package
- Plan view with route and marker IDs.
- Measured segment schedule, with estimates and inaccessible sections clearly labeled.
- Gate and lane schedule, including equipment approaches.
- Photo and issue register with owners and open decisions.
- Known permissions, exclusions and utility or boundary confirmations.
- The livestock job, fence roles and preferred construction phase.
Only after those inputs are stable should the team use the project planner and materials checklist.

What should I check before installing a farm fence?
Check the route, fence purpose, animal movement, gates, equipment access, terrain, ground conditions, drainage, vegetation, existing infrastructure and unresolved permissions. Record observations and owners; leave engineering and legal determinations to the appropriate party.
Do I need a land survey before fencing?
If the legal boundary is uncertain or material to the route, obtain the appropriate local boundary determination. This checklist can flag uncertainty, but it cannot establish ownership or a legal line.
Can I use the old fence line as the boundary?
Treat it as an observed feature, not proof. Record its condition and location, then confirm the boundary through the appropriate local process before relying on it.
How should slopes and wet areas be recorded?
Create separate route sections where the condition changes, photograph both the approach and the affected area, and describe what was observed. Do not assign a universal spacing, foundation or drainage solution from the checklist.
What photos belong in a fence survey?
Include route overviews, both approaches to gates, every direction or grade change, existing interfaces, access limits and close-ups of constraints. Name each image with its route marker and view direction.
